Terrazzo flooring in Coral Terrace FL - a polished floor on a slab we've checked first

Dull, cracked or stained terrazzo, or a bare slab waiting for a floor? We test and prep first, so the finish holds.

A raised gray, pebble-textured patio coating sits beside a house, with garden beds and wooden deck boards along its edge.

Should you restore your terrazzo or put in a new floor?

Terrazzo flooring in Coral Terrace is one of two jobs. We either restore the terrazzo floor you already have or install a new one on a cement or epoxy system. Either way you end up with a hard, polished floor that's only as good as what's under it.

Maybe you pulled up carpet and found old terrazzo with cracks and stains, or you want a new terrazzo floor in a slab room and don't know which system fits. Price and schedule usually turn on how much floor there is, how many cracks and stains need repair, which system you choose and what the slab shows when we test it. Your own figure comes from the quote I give you after I've seen the floor in person.

Why Coral Terrace homeowners call us for terrazzo

I'm patient with questions. Before we start, you'll know what we're doing to your floor, including the parts nobody can promise.

  • The owner on every job

I come out to look at your floor myself, and I stay on site while our crew does the work.

  • In business since 2017

I learned concrete and coatings working under an experienced installer before I started this business nine years ago.

  • Fully licensed and insured

That holds for every terrazzo job we take on, from a restoration in one room to a new floor through the house.

  • Slab testing before anything else

We're best known for the slow work nobody sees, which is testing and prepping the concrete before anything goes on it.

  • Backed by our satisfaction guarantee

Call (305) 786-6170 with any question about your floor, before the estimate or after the work is done.

Restoring old terrazzo or installing a new floor

The right choice usually starts with the floor you have. A sound old floor is often worth restoring, and a new floor depends on what your slab shows.

  • Restoring the terrazzo you have

This suits a floor that's still sound but dull, cracked or stained. Before any repair, we agree on which cracks we'll fix and how close the color match can get, and we do a sample patch so you can see it first. Some sealers are proprietary and can need extra steps to keep their maker's warranty, and those steps should be clear to you before any repairs begin.

  • New epoxy terrazzo

Epoxy terrazzo is the thinner system and comes in a wide range of colors, so it suits most new floors inside a finished home. I'd only put it down after we've checked the slab, which is why the test comes before you pick a system.

  • New cement terrazzo

Cement terrazzo is the traditional, thicker system, and we lean toward it when the slab test says moisture is a concern. It needs more depth than epoxy, so we check your doorways and floor heights before we plan on it.

  • Slab prep and other floors

If the slab needs grinding, patching or leveling first, that's our concrete grinding and surface preparation work, and it gets done before any terrazzo goes down. If terrazzo isn't the right fit for a slab room, our basement flooring page covers the other floors we put down on slabs.

What happens when you call about terrazzo in Coral Terrace?

Each terrazzo job is planned around your floor and your house. The first visit is for looking, testing and answering questions, before anyone talks about a start date.

  2. I look and test

I come out myself, look over the floor, test the slab where it needs testing and answer your questions while I'm there.

  3. Your written scope

I write up a scope that says what we'll do and what nobody can promise yet, so you know what you're getting before we start.

  4. Work and walk-through

Questions about terrazzo floors

Can old terrazzo floors in Coral Terrace be restored, including stains and color?

Yes, a sound terrazzo floor can usually be restored, but the color match may not be exact and not every stain may come out. The chips in terrazzo are a mined stone that can change over time, so new patches don't always blend perfectly. That's why we settle the repairs with you before any work starts.

Is epoxy or cement terrazzo better for my slab?

It comes down to moisture. Cement terrazzo lets moisture from the slab escape, but epoxy terrazzo doesn't breathe and will usually fail if rising moisture isn't controlled. With epoxy, the first step is finding out the slab's moisture content, so we test before you choose.

What causes a new epoxy terrazzo floor to crack or sit uneven?

Usually it's the slab under it. Epoxy terrazzo bonds right to the concrete and depends on the slab's quality to stay flat and resist cracks. So we look closely at the slab's flatness and any cracks in it before we recommend a new floor, and we prep it first.

How long does terrazzo restoration take, and can we stay home during it?

One Florida guide estimates two to five days to restore a reasonably sound floor in a mid-size home, with most of that time spent on dust-contained grinding. The same guide says reputable crews use vacuum-shrouded equipment and wet grinding to keep the home livable. Your own schedule depends on how much floor there is and how much repair it needs, and I'll go over that with you on site.

How much does terrazzo flooring cost in Coral Terrace?

There's no fair number until I've seen your floor. The price depends on its size, its condition and how many cracks and stains need work. For a new floor, it also depends on cement or epoxy and what the slab needs first. A contractor may also need to rethink the plan once the layers under the floor are uncovered, and if that happens on your job, I'll explain what we found before we go on.

How do I check a terrazzo contractor's license in Miami-Dade County?

Start with Miami-Dade County. Contractors and tradesmen working in the county are licensed by its Contractor Licensing Section. Before you sign anything, ask any contractor you're considering which license covers their floor work and who issued it.

Terrazzo flooring in Coral Terrace and nearby

In unincorporated Miami-Dade County, the county caps permit-exempt home work at $5,000.00 per 12-month period. Its list of exempt floor work names carpet, tile, brick, wood or Chattahoochee, not terrazzo. Separately, home work valued under $7,500 may qualify for a simplified process with no building permit. The county limits that to single-family homes, duplexes and townhouses, and properties in a flood hazard area aren't eligible. None of that settles whether your terrazzo job needs a permit. Because rules depend on your address, we check early which office covers your property and tell you what we find, and if a permit is needed, we apply for it as your licensed contractor. Most renovations in certain residential buildings, such as those with five or more units, also need asbestos review and approval from the county's Department of Regulatory and Economic Resources, and that goes into the plan before any grinding starts.

Many Coral Terrace homes went up in the years just after World War II. In houses that age we often find old terrazzo under carpet or tile, worn but worth a look. We do the same work on jobs in Westchester and Olympia Heights, and across Miami-Dade in the cities on our city pages and others around them.
