Concrete Grinding & Surface Preparation in Coral Terrace FL - a slab ready to bond
Old coating peeling, glue on the slab or a sealer that beads water? We grind it back to clean concrete your new floor can grip.

What does concrete grinding do before a new floor goes down?
Concrete grinding and surface preparation in Coral Terrace means we run diamond-pad machines over your slab to strip old coatings and paint, take down high spots and leave the surface rough, clean and dry enough for a new coating or floor to hold.
Most calls come because something new has to go on top, like an epoxy floor coating in the garage or a fresh finish in a slab room, and what's on the concrete now is in the way. The price moves with the size of the slab, how much old material we have to take off and how rough the new finish needs the surface to be. The schedule mostly waits on testing, since old glue gets tested before we grind and a slab headed for a coating gets checked for moisture first. You get your own numbers in the written scope after I've seen the floor.
Why Coral Terrace hires us for concrete grinding
You can count on talking to the person who'll be on your job, and on knowing what we'll do to your slab before our crew starts the machines.

I come out to look at your slab myself and stay on site the whole time our crew is working.
In business since 2017
I learned concrete and coatings under an experienced installer, and we're best known for the testing and prep nobody sees.

Ask about our license and insurance when I'm out, and I'll go over both before anything gets scheduled.
Answers before guesses
I'd rather answer one more question on the phone than have you guess what we're doing to your floor.
Straight talk on unknowns
You'll hear what we can't know until the old finish is off, and the work is backed by our satisfaction guarantee.
Our concrete grinding and prep options
Prep is where I started, and it's still the part I'm fussiest about, so I pick the method after I've seen what's on your slab and what's going on top.
What happens when you call us about grinding your slab?
We plan the grinding around your house, the test results and the quiet hours, so you know which days the machines run before we unload them.

I look at the slab
I come out myself, look at what's on the floor, test it where it needs testing and answer your questions while I'm there.
Your written scope
I write up a scope that says what we'll take off, how we'll prep the slab and what still depends on test results.
Prep, finish, walkthrough
Our crew works with me on site, within Miami-Dade County's ban on loud machines near homes from 8 p.m. to 7 a.m., and we walk the floor together.

Is old floor glue on my concrete slab a safety concern?
It can be, because a flooring trade group says old resilient flooring, its backing and adhesives like cutback may contain asbestos and should be treated as if they do unless you know they don't. Regulations may require a test to find out, which is why the test comes before the grinder ever touches it.
What is the best way to prep a concrete slab for epoxy?
Grinding or shot blasting, which throws steel shot at the surface, since one maker's guide calls both well suited to this work. The same guide says scarifying, which chips the surface with rotating cutters, can damage and loosen the top layer, and a scarified floor then has to be shot blasted too. Ask any crew which method they plan and why, and I'll tell you mine at the visit.
How do I know my slab is ready for a coating?
A moisture test tells you whether the slab is dry enough for a coating to bond and stay bonded, and the pass limit comes from the coating maker or the job's specification, so ask for both. After an old sealer comes off, one maker's guide says a water drop that soaks in quickly shows the slab is porous again.
How much does concrete grinding cost in Coral Terrace?
There's no single price, because the cost comes from your slab and what's on it, and I give you your own number after seeing the floor. Thin paint comes off easier than a thick old epoxy, glue adds a test before any grinding, and a floor going under a coating usually needs a rougher surface than one getting a clear sealer.
What causes a new floor coating to peel off concrete?
Usually it's what was left underneath, because a coating can only hold onto clean, dry concrete with enough texture to grip. An old sealer that never came off, grease, a slab ground too smooth or moisture coming up through it are the common reasons a floor lets go.
How rough does concrete need to be after grinding?
Rough enough for the finish going on, and the trade measures that on a scale from CSP 1, nearly flat, to CSP 10, very rough. The prepared floor is compared with reference chips and the closest number is reported, so you can ask which number your floor matched.
Concrete grinding in Coral Terrace and county rules
Permit rules depend on your address and the job, so I check early which office covers your property and tell you what I find, and if the job needs a permit we apply for it as your licensed contractor. The county's permit exemption rules say some small home improvement projects valued under $7,500 may qualify for a process with no building permit, but a property partly or entirely in a flood hazard area isn't eligible, so it's worth searching your address on FEMA's Flood Map Service Center to see where you stand. The county also licenses the contractors who work here, and its board's concrete finish certificate is the one that covers surface treatment of hardened concrete someone else poured, so it's fair to ask any crew what their license covers.
Around here we mostly grind garages, pool decks, slab rooms and old terrazzo for homeowners, plus shop and warehouse floors for property managers. Older floors often hide tile glue or layers of paint, and we see the same thing on jobs in Westchester and Coral Gables.
