Stained Concrete Flooring in Coral Terrace FL - color set into a prepped, sealed slab
Gray, plain or patchy concrete floor? We deal with cracks and old sealer first, then stain and seal it for color that holds.

Can I stain the concrete floor I already have?
Stained concrete flooring in Coral Terrace means coloring the concrete slab you already have and then sealing it, so a plain gray floor becomes a finished one without anything new laid over it.
Most calls start with a slab room, a patio or a garage that's gray, patchy or covered in old paint, and the question is whether color can go right onto it. The price moves with the size of the floor, how much crack repair and stripping it needs, which stain you pick and the sealer on top. The schedule turns mostly on that prep, because stain can't go on until the surface is clean. If old paint or sealer is the problem, our concrete floor stripping and removal work is usually where your job starts, and your own figure comes from the estimate once I've seen the floor.

How much does it cost to stain a concrete floor per square foot?
Staining an existing concrete floor usually costs about $3 to $15 per square foot across the US, including labor. Acid stain can cost more than water-based stain at the top of that range, so when you compare quotes, ask which stain each one uses. Where your floor lands depends on its size and how much prep it needs.
Does acid stained concrete fade in the Florida sun?
No, acid-stain color is permanent in Florida's climate and won't fade from UV the way surface coatings do. What wears over time is the sealer on top, which is why resealing is part of owning the floor.
How often does a stained concrete floor need to be resealed?
The sealer needs reapplying every 2 to 3 years to keep the finish looking right and protected, so it's worth planning for from the start. On a pool deck, one guide says the sealer should be slip-resistant and the products UV-stable, so ask which sealer goes on yours.
What is the best way to stain concrete that has old paint or sealer on it?
Strip it first, because existing paint or sealer has to come off before a new stain can go on. Stain shows flaws rather than hiding them, so whatever's left on the surface tends to show in the finished color.
Can you restain a concrete floor that was stained before?
You can, but a new stain over an old one may not give the color you expect. I'll tell you before we start how I'd plan for that on your floor, and what I can't promise about the shade.
How long does it take to stain a concrete floor?
Most of the time goes into prep rather than the stain, because cracks and old sealer have to be dealt with before any color goes down. The number of stain coats and the sealer add to that, and I'll go over the schedule for your floor when I come out.
What to know about stained concrete flooring in Coral Terrace
Whether a stain job needs a permit depends on your address and the job, so it isn't something we'd guess at. Florida now lets some small projects valued under $7,500 go without a building permit when they meet set criteria, but a property that sits partly or entirely in a flood hazard area doesn't qualify for that exemption. We check early which office covers your property and tell you what we find, and if the job needs a permit, we apply for it as your licensed contractor. Contractors working in Miami-Dade are licensed by the county's contractor licensing office. A Florida certified license works statewide, while a registered one only works where its holder has a certificate of competency, so it's fair to ask which kind a contractor holds and look it up with the state licensing board.
We're based in Coral Terrace and work across Miami-Dade. Most of the floors we stain here are in slab rooms and patios, and in summer we often suggest water-based stain indoors because it has no hydrochloric acid and less odor when you're living in the house and the heat keeps the windows shut. We do the same work in Westchester and Coral Gables, and in the cities around them.
