Epoxy floor coatings in Coral Terrace FL - a coating that grips the slab

Bare concrete that's stained, dusty or hard to clean? We check and prep the slab first, so the epoxy has something solid to hold.

Is my concrete floor ready for an epoxy coating?

An epoxy floor coating is a hard, sealed layer we put down over your concrete slab after roughening its surface. In Coral Terrace homes it turns a dusty, stained garage or slab room into a floor you can wipe clean, as long as the slab underneath is ready for it.

Most calls start with a garage or slab room that's gone dusty, stained or hard to keep clean, or with an old coating that's lifting at the edges. The size of the floor and how much the slab needs before anything goes on it move both the price and how long the room is out of use. If old flooring has to come up first, that's concrete floor stripping and removal, and the estimate is where you get the figure for your own floor.

Why Coral Terrace calls us for epoxy floors

When you call us, you get the person who'll be on your floor, a straight account of what your slab needs, and a clear word on what nobody can promise ahead of time.

  • The owner on every job

I look at your floor myself and stay on site while our crew preps and coats it.

  • In business since 2017

I learned concrete and coatings under an experienced installer, and testing and prepping a slab is still what we're known for.

  • Fully licensed and insured

You're hiring a licensed contractor with insurance in place before our crew starts on your garage, room or shop.

  • Backed by our satisfaction guarantee

Before we start, I also tell you what's known about your slab and what can't be known until the prep is underway.

  • Questions answered by phone

I'd rather answer one more question than have you guess, so call (305) 786-6170 before you decide anything.

Epoxy floor coatings for homes and businesses

A coating is only as good as its grip on the concrete, so before we pick a system I look for damp spots, white crust and old flooring that let go.

  • Garages and slab rooms at home

This suits a garage, a back room or any room that sits on a slab and needs a floor that wipes clean. If the car lives on it, our garage floor coatings page goes into that job, and either way we roughen the slab by machine and tell you which method we're using and why.

  • Shop and warehouse floors

Property managers call us about shop floors, warehouses and work spaces that take carts and heavy foot traffic, where the prep and the schedule have to fit around the business. Those jobs have their own page, commercial and industrial epoxy floor coatings.

What happens when you call us about an epoxy floor in Coral Terrace?

Every job starts with a look at your actual floor, so the plan, the prep and the schedule are built around your slab and how you use the space.

  1. Call or send the form

Call (305) 786-6170 or send the form with a few words about the floor, and we'll get back to you to set up a visit.

  2. I look at the floor

I come out myself, look over the slab, test it where it needs testing and answer your questions while we're standing on it.

  3. A written scope

I write up a scope that says what we'll do to your floor, prep included, so you know what you're getting before we start.

  4. Prep, coat and walk-through

Our crew preps the concrete and puts the floor down with me on site, and I walk the finished floor with you before we pack up.

Epoxy floor questions we hear

Why does my concrete slab need a moisture check before epoxy?

Water rising through a slab carries calcium and sodium salts that can weaken an epoxy's grip and make it peel, so the slab's moisture decides whether the coating holds. One slab-evaluation guide lists signs that a floor may need moisture treatment first, including white mineral crust, darkened concrete, earlier flooring that failed, dampness that comes and goes with the seasons, and a ground-level slab with no vapor barrier under it. If you've seen any of those, tell me, and I'll weigh them along with the test results and what you know about the floor's history.

What is the best way to prep concrete for an epoxy coating?

Roughening the surface by machine, which the trade calls mechanical profiling, is what one concrete supplier calls the first choice and the safest method. Acid etching suits only some coatings, is hard to rinse and neutralize fully and needs a well-ventilated space, so it's fair to ask any installer which method they plan to use.

How long does an epoxy garage floor take before I can park on it?

Standard epoxy systems usually take 2 to 3 days, so plan on parking somewhere else for that stretch, and crack repair adds to it. Polyaspartic systems, a different kind of coating, are often done in one day with parking the next day, and our polyaspartic floor coatings page covers them.

Can epoxy floor coatings go down in humid or rainy weather in Miami?

Usually yes, because one epoxy supplier says high humidity and rain outside don't by themselves stop an indoor epoxy job. The real concern is condensation on the concrete or on the fresh coating, so the work goes ahead as long as the slab stays dry and warmer than the dew point, the temperature where moisture starts to bead on a surface.

Can you put epoxy over oil stains on a garage floor?

Not until the oil is dealt with, because one concrete supplier notes that acid etching won't remove petroleum products or animal and vegetable oils. Point the stains out when you book so I can look at them on the visit, and know that treating them adds time to the job.

How much does an epoxy floor coating cost in Coral Terrace?

I can't give you a fair number until I've seen your floor, because the cost turns on its size, the condition of the concrete and which system fits the room. Sound, dry concrete costs less to coat than a slab that needs stripping, crack repair or moisture treatment first. Call (305) 786-6170 and I'll come out and give you your figure.

Epoxy floor coatings in Coral Terrace and across Miami-Dade

A Florida law lets some jobs under $7,500 go ahead without a permit, and the list of work that still always needs one names electrical, plumbing, structural, mechanical and gas work. Floor coatings aren't named either way, so that law doesn't settle whether your job needs a permit. The exemption also doesn't apply to units in multi-family buildings or to properties partly or entirely in a flood hazard area. Permit rules depend on your address and the job, so we check early which office covers the property and tell you what we find, and if a permit is needed, we apply for it as your licensed contractor. Contractors working in Miami-Dade are licensed by the county, and a county board oversees the license types and what each one covers.

We're based in Coral Terrace and work across Miami-Dade, and most of the epoxy floors we do here go over slabs in garages, back rooms and converted porches that sit right at ground level. Those are the floors where damp spots and white crust tend to show up after a wet summer, so we look for them on every visit, and we see the same kind of slab on jobs in Westchester and Olympia Heights.
